We see every project through to completion.

Our investment philosophy is centred on making sure a project is profitable for all participants.  Ensuring a developer is motivated to complete a project is a key consideration in our investment decision making. If a project takes longer than expected, if costs rise and sale prices are reduced we want to know that the project remains profitable for both the developer and our investors.

Regatta Capital invests on its own or co-invests with other parties into property projects provided First Mortgage Secured loans.

 

All projects considered must undergo detailed due diligence.  We take a commercial approach to pre-sale requirements understanding that it is not always possible to ensure high levels of debt cover prior to construction commencing.  We do expect that developers are able to demonstrate adequate demand for the property being constructed and have a plan to make further sales as construction passes various milestones.

Key in our investment decision process is ensuring that the development team is responsive and understand the need to work closely with the appointed loan management team and supporting professionals for a successful outcome.  We are not passive.  We will help solve the inevitable issues that arise and the sooner we are informed the better.

Regatta Capital has in place relationships with multiple institutional investors that it has invested alongside into to projects previously.  We will consider projects of all sizes and types.
